Description: Settlement Policy Boundaries surround a settlement and separates the main built up area from the open countryside. In general there is a presumption in favour of development inside these boundaries. Development outside of an SPB is considered to be open Countryside where development is tightly controlled.

Description: Areas between towns and villages that have been defined to prevent the coalescence of settlements. The council and local community attach great importance to the function of these areas as a means of maintaining individual settlement identity.
Description: Conservation areas exist to manage and protect the special architectural and historic interest of a place - in other words, the features that make it unique.
Description: Local Green Spaces is a new policy for the Local Plan Update. These spaces can only be designated when they meet the tests set out in the National Planning Policy Framework (NPPF, 2021). These state the site must be close to the community it serves; special to the local community for example in terms of its beauty, historic significant, recreational value, tranquillity or richness in wildlife; and local in character and not an extensive tract of land.
Description: Special Protection Area Linear Mitigation Zones 5km and 7km. Natural England advises against development within 400m.Consult Natural England on any proposal for 1 or more dwellings (net) between 400m and 5km from the SPA boundary. Consult Natural England on any proposal for at least 50 dwellings (net) between 5and 7Km from the SPA boundary.
Description: Planning Development ControlCritical drainage area is an area where the drainage system has limited capacity and floods from surface water. Upstream of a critical drainage area is a casual area that may impact on surface water flooding elsewhere. These are as defined and identified in the Council's SFRA (Strategic Flood Risk Assessment). The layer is an old layer possibly created by a consultant in 2016. Planning team needs to update the layer.
Description: The Flood Map for Planning (Rivers and Sea) includes several layers of information. This dataset covers Flood Zone 2 and should not be used without Flood Zone 3. It is our best estimate of the areas of land at risk of flooding, when the presence of flood defences are ignored and covers land between Zone 3 and the extent of the flooding from rivers or the sea with a 1 in 1000 (0.1%) chance of flooding each year. This dataset also includes those areas defined in Flood Zone 3.This dataset is designed to support flood risk assessments in line with Planning Practice Guidance ; and raise awareness of the likelihood of flooding to encourage people living and working in areas prone to flooding to find out more and take appropriate action.
Description: Scheduled Monuments is the selection of nationally important archaeological sites. Although archaeology is all around us, scheduled sites form a carefully chosen sample of them, which are closely managed.
